It's easy to be a good tenant

It's actually very easy to be a good tenant.  All you have to do is:

  • Pay your rent in advance, and on time
    • If circumstances cause difficulty with paying rent, don't try to hide, talk to us as soon as possible.
    • Withholding rent because a repair is not done as quickly as you would like is not legal and will usually only aggravate your Property Manager and extend the delay.
  • Look after the property
    • Take the Condition Report attached to your lease seriously, and plan always to maintain the property in the condition you found it (including outdoors).
    • Report all maintenance issues to us promptly.
    • Treat the property as if you were proud to own it yourself.
  • Treat the neighbours gently
    • Avoid all unreasonable noise and other anti-social behaviour.
    • Warn the neighbours if you're planning a party, and don't overdo it.
  • Talk to us if you have a problem, as soon as it emerges

If you take care to follow these principals we will enjoy an excellent and peaceful relationship with you, break them and we will remind you of your responsibilities.  If the problems persist we will then have to move to assert the landlord's rights, and that's when things can get difficult.
